Our Services
BASIC – TENANT ONLY SERVICE
Fee: 12% of the rent for the term of the initial tenancy agreement Inc. VAT with a minimum fee of £600.00 Inc. VAT. Renewal fee – 8.4% of the rent for the term of the new agreement Inc. VAT.
Service provided: Burnet Ware will find and credit check the tenant(s) and liaise with them in respect of their move in to the property. The Landlord will make his/her own arrangements with regards to the deposit.
BRONZE – TENANT ONLY WITH STAKEHOLDER DEPOSIT
Fee: Administration fee of £100.00 Inc. Renewal fee 8.4% of the rent for the term of the new agreement Inc. VAT
Service provided: Same as basic option plus we will act as stakeholders for the security deposit until the tenant(s) vacate the property.
If at the end of the tenancy there should be a dispute regarding the deposit, Burnet Ware will charge £180.00 Inc. VAT administration fee to supply a compliant file to the ICE (Independent Case Examiner). No paperwork will be provided to ICE until payment is received.
SILVER – RENT COLLECTION
Fee: 13.2% of monthly rent Inc. VAT for the duration of the tenancy. No upfront Fee. Renewal fee - £60.00 Inc. VAT
Service provided: Same as Bronze option plus we will collect the monthly rent and serve any relevant notices to the tenant(s)
GOLD UK – FULL UK MANAGEMENT
Fee: 18% of the monthly rent Inc. VAT for the duration of the tenancy. No upfront fee. Renewal fee - £60.00 Inc. VAT
Service provided: Same as silver option but in additional we will carry out quarterly inspections, deal with all repairs and maintenance issues and conduct a check out at the end of the tenancy.
GOLD O/S – FULL OVERSEAS MANAGEMENT
Fee: 21.6% of the monthly rent Inc. VAT for the duration of the tenancy. No upfront fee. Renewal fee - £60.00 Inc. VAT
Service provided: Same as Gold option plus advising the Landlord on the Inland Revenue Non-Resident Landlord Scheme and answering the Inland Revenue enquiries.
Tenant Fees
All charges include VAT at the prevailing rate of 20%, but are subject to change should the VAT rate change.
Rent
A security deposit which we are obliged to protect with a government approved scheme (Currently members of TDS) – capped at no more than five weeks’ rent where the annual rent is less than £50,000 or six weeks’ rent where the total annual rent is £50,000 or above).
A holding deposit (to reserve the property); capped at no more than one week’s rent. This will be offset against your Security Deposit due prior to the commencement of the tenancy. The holding deposit may only be held for up to 15 days and may only be extended if mutually agreed in writing by both/all parties.
Fees relating to changing, at your request, the terms of the tenancy that have been agreed are capped at £50.00 including VAT.
An early termination of the tenancy - landlords can charge rent for the remainder of the tenancy term, and can also recharge tenants the landlord’s costs in re-letting until a new tenant moves in.
Late Payment of Rent – permitted charge interest at 3% above the Bank of England base rate on the late payment of rent from the date the payment is missed.
Lost Keys/Security Keys – In accordance with separate clauses set out in the main agreement, the cost of key(s) where they have been lost or damaged and/or the locks must be changed.
In relation to ‘Changing the contract’ as mentioned above in point 4, the following is a non-exhaustive list of changes that could result in you having to pay a fee of £50.00 to us as your Managing Agents if you request and we/your Landlord agree to:
- A variation to the agreement to allow you to keep a pet in the premises.
- A change of identity of the tenants in the agreement (this includes adding, substituting and/or removing a person or people);
- Permission for the agreement to be varied so as to allow you to run as business from the premises;
- Permission for the agreement to be varied so as to allow a permitted occupier to occupy the property along with the named tenants in the agreement.
Important Notice: This document should not be read as permitting any changes to the main agreement or be taken as giving warranty that requests to vary the main agreement will be agreed or consented to. We will however, consider any reasonable requests that are made.
Landlord Fees
Deposit Registration Fee : £100.00 Inc.
- Register landlord and tenant details and protect the security deposit with a government authorised scheme.
- Provide the tenant(s) with the deposit certificate and prescribed information within 30 days of start of tenancy.
- If at the end of the tenancy there should be a dispute regarding the deposit, Burnet Ware will charge £180.00 Inc administration fee to supply a complaint file to the ICE ( Independent Case Examiner ). No paperwork will be provided to ICE until payment is received.
Arrangement Fee For Works Up To £5000.00 : 18% Inc.
- Ensuring work has been carried out in accordance with the specification of works.
- Retaining any warranty or guarantee as a result of any works.
- For works between £5000.00 and £8000.00 our fee will be £960.00 Inc.
Arrangement Fee For Refurbishment Over £8000.00 : 12% Inc.
- Arranging access and assessing costs with contractor.
- Ensuring work has been carried out in accordance with the specification of works.
- Retaining any warranty or guarantee as a result of any works.
Checkout Fee (Landlords Share) Tenant Only & Rent Collection : £1800.00 Inc.
- Agree with tenant check out date and time appointment.
- Negotiate with landlord and tenant any disbursement of the security deposit.
- Negotiate with landlord and tenant any disbursement of the security deposit.
- Return deposit as agreed with the landlord and tenant to relevant parties.
- Remit any disputed amount to Scheme for final adjudication
- Unprotect security deposit.
- Instruct contractors, obtain quotes, organise repairs/replacement/cost of any broken or missing items.
Court Attendance : £300.00 Inc ( Per Hour )
