Tenant Fee Information

All charges include VAT at the prevailing rate of 20%, but are subject to change should the VAT rate change.
- Rent
- A security deposit which we are obliged to protect with a government approved scheme (Currently members of TDS) – capped at no more than five weeks’ rent where the annual rent is less than £50,000 or six weeks’ rent where the total annual rent is £50,000 or above)
- A holding deposit (to reserve the property); capped at no more than one week’s rent. This will be offset against your Security Deposit due prior to the commencement of the tenancy. The holding deposit may only be held for up to 15 days and may only be extended if mutually agreed in writing by both/all parties.
- Fees relating to changing, at your request, the terms of the tenancy that have been agreed are capped at £50.00 including VAT.
- An early termination of the tenancy - landlords can charge rent for the remainder of the tenancy term, and can also recharge tenants the landlord’s costs in re-letting until a new tenant moves in.
- Late Payment of Rent – permitted charge interest at 3% above the Bank of England base rate on the late payment of rent from the date the payment is missed.
- Lost Keys/Security Keys – In accordance with separate clauses set out in the main agreement, the cost of key(s) where they have been lost or damaged and/or the locks must be changed.
In relation to ‘Changing the contract’ as mentioned above in point 4, the following is a non-exhaustive list of changes that could result in you having to pay a fee of £50.00 to us as your Managing Agents if you request and we/your Landlord agree to:
- A variation to the agreement to allow you to keep a pet in the premises
- A change of identity of the tenants in the agreement (this includes adding, substituting and/or removing a person or people);
- Permission for the agreement to be varied so as to allow you to run as business from the premises;
- Permission for the agreement to be varied so as to allow a permitted occupier to occupy the property along with the named tenants in the agreement
Important Notice: This document should not be read as permitting any changes to the main agreement or be taken as giving warranty that requests to vary the main agreement will be agreed or consented to. We will however, consider any reasonable requests that are made.
Burnet Ware uses the TDS to protect all deposits unless the landlord uses their own deposit protection scheme. All client monies are held in a ring fenced client account separate from any trading accounts as a result.
Our Client money protection is provided by RICS
Our redress scheme is provided by Property Redress Scheme.

Letting Fee Information
The asking rent does not include letting fees. Our standard administration fee (which covers general administration and preparation of paperwork) is £xxx (£xxx+VAT). A security deposit, usually equivalent to six weeks rent, is also payable.
Depending on your circumstances and the property you select, one or more of the following may also be charged to you upfront;
- reference fees (including credit checks, bank, guarantor, previous landlord, etc)
- inventory fees, including check-in and check-out fees
- guarantor arrangement / application fees
- additional occupant fees
- pets disclaimer fees / additional pet deposit
